So the first quarter of 2010 will soon be in the books and it's on to quarter number two. How'd we do?
Unlike a football or basketball game, there's no timeout between quarters. No time to really stop and make adjustments. Time moves-on.
We'll have to make changes as we go along. When we have time to look, the first quarter will be better than expected, not as good, or as planned. This is the time to make those incremental changes that will get us back on track or keep us on course to have the outcome in June that we'd like.

Panning For Gold
Generating leads must be the paramount concern of any salesperson. Next comes quality leads, but there has to be a source of lead initially.
That's where prospecting, and the panning for gold tie-in, comes into play. It is a constant process.
The most important and satisfying part of lead generation is the personal, intentional lead generation.
We have to rely on our own efforts for lead generation. Return to the days where self-prospecting was emphasized and just being handed a bunch of leads was not as common.
This isn't cold calling. It's being aware of opportunities to meet people and creating relationships.

Haste Is Not Helpful
To be successful requires completing many tasks - many of them rather quickly. In real estate sales, time is of the essence - underscoring the need to do things quickly.
However, there is quick and there is reckless. Reckless behavior or haste is not productive. It can cause injury and generally is counterproductive. It's easy to overlook an important detail or to mess-up when moving at breakneck speed without regard for caution or sensible activity.
Moving quickly can still be done without the need for carelessness. This is where preparation and experience come into play. Knowing what has to be done and being able to execute quickly, safely, and with precision is the key to success.

Making It Happen
If we absolutely had to make a sale happen - and we had the right product to do it with - we'd see that it got done.
Since we know how to do it, it's a matter of eliminating the distractions and getting it done on a consistent basis. That's sales success.
By really focusing on what we need to do to get the job done, we won't accept anything less than success.
In my podcast message today, "MAKING IT HAPPEN," I charge all of us with getting out there are demonstrating the type of keen desire that will allow us to make a sale. I'm not talking about just making a sale or talking someone into a decision who isn't ready. I'm talking about about discovering a need and filling it.

Successful Lead Generation
In a market that continues to be tight in many areas, and possibly even shrinking, we need to be lead magnets. We need to reach out and intentionally produce our own leads and potential customers.
We have multiple opportunities and resources for this. The first thing we have to do is just make the decision and commitment that we want to do something about the amount of new traffic that we get.
If we are not happy with the volume or quality of the people calling, contacting, or visiting us, we can directly impact this through our own lead generation.

Out Of Focus
As you know, I love to take pictures. I feature several in my posts.
Photographs are only worth looking at if they are in focus. Who wants to look at a fuzzy image?
Just because we see the perfect image to photograph and we aim the camera at it doesn't mean that we will capture anything that others will want to look at - unless it is is in crisp focus.
So it is in life. If we're a little fuzzy and lacking in crispness, we won't be as effective as we might be.

The wintertime is past, and anything that may have been holding us back is past also. We now have a springtime spirit of excitement and energy to help us get on with our goals. No more excuses.
Let’s use the springtime with its mild weather, new flowers and color, freshness, and nuturing rains to grow our businesses.This is the time to get on with our goals.

Welcome To Spring
Regardless if you set your clock ahead an hour last Sunday like most of us did and got a week's headstart on feeling springlike, today it's official. This is now spring - whether it feels like it or not.
Now its just a matter of time until the flowers bloom, the trees leaf out, the grass starts growing, and everything regains it color that it lost over the wintertime.
Now we can get started on all of those activities we've been looking forward to - even the ones that we'd rather not do around the house and yard.
This day is anticipated all winter long. It's finally here. Enjoy and move on from here.

A New Attitude
Springtime is a great time of year. It affects our mood and our attitude. It gives us a boost - a fresh, regenerative outlook on life and approach to our businesses. It provides new opportunities and anticipation.
Springtime renews, energizes, and recharges us. It can give us a fresh attitude and anticipation.
Suppose that we could bottle this springtime freshness and call upon it throughout the year when we need a boost of springtime breezes or fresh air. Mentally we can.

So Who Still Faxes?
Does anyone still fax? The technology is still solid, and the machines work - but does anyone still do it?
I remember the fax machines with the film and those with the thermal paper. It's certainly nice to be done with those as technology has given us all-in-one machines that print, scan, copy, and fax.
Some Realtors and banks like to have paper documents of contracts and documents, but my fax machine sits unplugged due to lack of use.
With e-faxes and the ability to scan documents and then email them - often much clearer and less wrinkled than they fax anyway - the need for fax machines has fallen dramatically.
When time is of the essence and it's a matter of signing a piece of paper and sticking it in the fax machine, I suppose it's nice to have. Usually, we have a couple of minutes though where we can get get the document scanned before emailing it.

What's Your Secret?
There is something that all of us have that we probably don't utilize as fully or completely as we might. It's our secret ingredient.
It is different for each of us, but we all have a special quality that gives us an edge over the competition. It can be the way we work with people, our attention to detail, the way we remember things, our communication skills, our personality, our smile, or our sense of humor. It might be the way we dress, the way we make our customers feel when they work with us, or our product knowledge.
This is something that each of us has - that when used with all of the other skills that we have - makes a unique blend of attributes that we offer our customers when we engage them and attempt to address their needs.

So What Do You Plan On Doing With That Extra Hour?
Unless you live in Hawaii or Arizona, tomorrow morning ushers in daylight savings time. We get an extra hour of daylight, but we actually lose an hour of the day. At 2:00 am, it becomes 3:00 am. Manipulation.
It is artificial, but it's still nice to have an extra hour - or more as the days grow longer - of daylight at night.

Finding Your Niche
Many of us have faced challenges over the past couple of years in defining and refining our products or services to compete effectively in today's business climate. Some have even gone in a new or different direction to remain competitive.
One of the keys to being relevant and successful today is becoming a specialist or filling a narrow market segment is such a strategy.
We need to look at a way to compete effectively in our marketplace by drilling down rather than pulling back. Become a market specialist in what we offer to the public so that no one can beat us at our game.

Secret Ingredient
As salespeople, we all have basic skills that we use. This includes the ability to ask questions well - based on our inquisitive nature and desire to learn how we can help people. It also includes a desire to succeed, a drive, a perseverance, a dedication, and so many other characteristics.
Each of us possesses at least one other attribute that makes us special - someone different from the rest. This is our secret ingredient. It might be the way we form friendships, the way we relate to people, our organizational skills, our memory, our attention to details, or something else.
Regardless, this is what makes us the consistent performer that we are, and this additional skill is not often aparent to our competition - just our customers.
It is our special blend of ingredients that makes us special.

Knowing The Score

The key to being productive and efficient is using your time wisely, and rating your traffic effectively so that you know where to invest your time. I talk about what to look for in a customers and why some people will never buy or list with you no matter what you do.
Stop just showing properties or chasing after listings with people who will not buy from you no matter what you do and learn how to identify those who like working with you.

Great Educational Experience
Today, I offered my social media class in the morning and my business blogging class in the afternoon. Both are 3½-hour sessions, and we used every minute of the allotted time.
In "Promoting Yourself For FREE Online - Growing Your Business With Social Media" we look at ways to connect and interact with existing social sites to enhance your business, create exposure, generate interest, and develop a following. We focus just on the business aspects of using some of the most popular sites.
In "Boosting Your Brand With Blogging - Creating More Name Recognition Online," we look at ways to begin a blogging program, how to host it, what it should look like, and what you can expect from it. This is strictly a business application to improve your brand and your company's visibility on the web.
The sessions were a lot of fun, and we had a great interaction - making for a great educational experience.

It's A Hard Sell
Do you realize that President Obama has been pushing his massive health care reform plan for a year? Today marks the one-year anniversary of the roll-out for his intention to get this bill passed.
There could be a vote in some 3-4 more weeks, but there just as easily could be no vote.
Remember how originally the bill couldn't be read or debated and just had to passed by last Spring ? Then there was the infamous Christmas Eve vote? Not there's not as much urgency?
The President has said that this is his last big push - if this doesn't get it done he move on to something else. I sure hope he means it. It will be nice to have something else to oppose besides health care. We've already had bailouts, Stimulus, and the cap and trade in addition to health care.
The main reason this hasn't passed - and likely won't - is because it is not salable. Not enough people are convinced of the overall merits, and there are many provisions to protest.
The first rule of selling is that you have to have something that people want.

Are We Believable?
How many times have we watched an infomercial, seen an ad, or read an article and wondered if we could believe their claims or what was being reported? How often have we heard campaign promises or electioneering and wondered just what we could believe?
In some cases, we end up believing very little of what we hear or read.
Yet, we expect people to believe everything we say and buy from us. How do we gain their trust when it is so hard to experience - as we have found from our own lives?
This is a real challenge for salespeople - and a significant key. We have to be believable to be successful, and we have to retain our integrity. Part of it comes from our brand, part from our actions, and part from our reputation.
The biggest way to remain believable is to not give people any reason to doubt you.

Get Back Up
In order to be successful, we have to finish the contest. In running the race - whatever it is - there are going to be challenges, bumps in the road, detours, falls, and stumbles.
Our primary challenge is to remain in the game and to bounce back after any setbacks or knockdowns we might encounter.
The lesson for us in sales is that things may not always go our way, but we can chose to get fight back and regain control.
