Get Ready For A Busy Month

Of all the months so far this year, April seems to have gone the quickest. I really don't know what happened to it.

That said, on to May and great things. May is a great month. Its warm, not too hot. Plenty of chances to get things done before the Memorial Day holiday at the end of the month. Too early to think about vacations.

Lots of racing in May. Tomorrow is the Kentucky Derby, followed in two weeks by the Preakness. Memorial Day is the Indy 500 and the Coca Cola 600.

Schools are winding down. People are making plans to move over the summer or do home improvements.

May is an a very exciting month. Hold on. There's a lot to do.

Following The Rabbit

All of us who have ever run - from gym class to a 10K run - know that we sometimes think we are going faster than we are. Other times we just kind of go through the motions.

What we need is someone to pace us and get us to run faster than we would by ourselves. In racing, this pacesetter is called a rabbit. Often they just run at the front for only a short distance and exert full effort to make the good runners do that much better.

In my podcast message today, "Following The Rabbit," I discuss the importance of having a pacesetter for us to follow. Find that person of that reason to be inspired to perform better.

Getting Ready For May

As the month of April winds down, we have just 2 more days to get anything down that was pressing, urgent, or promised. Then it's on to May. April isn't over, but May is upon us.

May is a fun month - the last really nice month before the summer temps kick in. May is a transition month between the spring and the summer.

Let's make May a transition month in sales - from whatever sales success we had in April to even greater success in May.

The "E Factor" In Sales

When I stopped to think about some of the keys to effective selling, it occurred to me that words beginning with the letter "E" were quite important.

In my podcast message today, "The 'E Factor' In Sales," I briefly explore 6 keys to sales that all begin with the letter "E."

What's one of the first things we look for in a salesperson that we want to hire or one we want to work with?

Enthusiasm. And what comes hand-in-hand with enthusiasm? Excitement. To maintain a sustainable level of enthusiasm and excitement, we require energy.

Then we conduct our sales business with effort (not just activity), and that leads to effectiveness and efficiency.

I'm sure there are more "E" words, but these 6 certainly are important to building and maintaining a sales career.

Making A Contribution

As I look back at the NFL Draft that was completed yesterday, the main factor was what type of a contribution the selected players could make to the team and how soon they could begin doing that.

Each of 32 teams identified and chose players based on their availability when it came their turn and the personnel needs they had. They were looking for someone who could make an immediate contribution to help their organization be a better, more competitive football team.

In my podcast message today, "Making A Contribution," I discuss the importance of making a contribution to the overall effort - be it football, sales, an association, or a company.

It's up to us to contribute as much as we can to make the entire effort a success.

Teamwork

The 2010 NFL Draft was completed today. Each of the 32 team chose at least one college athlete that they think will make their team better this season and more competitive over this year and the next few. Some teams had many picks.

The Draft is an attempt to apportion the new talent among the teams in the league based on the quality of the team already - based on the most recent season. For instance, the team with the worst record picked first. Last season's champion picked last in the first rounf. Some teams traded their picks for other players or a different position in the draft. Sometimes the price was multiple picks - even picks in future drafts.

All this underscores teamwork and the need for it.

Each team felt that they were missing a certain something and wanted to bolster the quality of their team and the chances of their team competing for the championship.

Each player - those already on the team as well as those chosen in the Draft - has a contribution to make to be a team player and make everyone else's performance that much better.

That is the same for us in our business, family, or social relationships. We need to help the rest of our team to perform better by doing our best and by looking out for the team.

Having A Plan B

Successful people know that everything doesn't always work according to plan. Things happen. Therefore, they have a good Plan B. Talk to anyone. Look at your own experiences. A Plan B or C is often the difference between success and failure, between whiners and achievers.

When we go into any plan or endeavor – as well prepared as w may be, things do always work out as intended. When they don’t, we must immediately regroup and come up with Plan B. This is the mark of successful people and companies – being able to come up with a Plan B, Plan C, or whatever it takes to be successful.

In my podcast message today, "Having A Plan B," I discuss the importance of having a Plan B.

Personal Responsibility

Call it integrity. Call it character. Call it personal responsibility.

We all make mistakes - it's part of our humanity. Therefore, we need to admit our mistakes and ask forgiveness. We also need to be willing to grant forgiveness.

It’s so easy to look for a scapegoat or someone to blame. Someone else or circumstances made us do something. As painful – mentally, emotionally, and sometimes physically painful – as mistakes are to admit, that's what we need to do.

Most mistakes and errors are minor, and “I’m sorry” will cover it. Some are much more serious. Still, we need to confess and own up to them. We also need to forgive others, because we all make mistakes.

In my podcast message today, "Personal Responsibility," I challenge all of us to develop this type of personal responsibility.

Stand Up For Freedom

Stand up for freedom and injustice - every chance you get. It may seem minor, like no one else is looking or paying attention. It may seem like no one else cares.

When we don't do what we can, we are missing the opportunity to help others, give them a smile, and positively influence their life experience.

There are plenty of people who are willing to trample freedoms or look the other way "just this once" until it doesn't seem to matter so much anymore.

Let's not let it go that far.

Graduating More NAHB Designees

Today, I offered the "Business Management for Building Professionals" designation class (otherwise known as "BMBP") at the Gold Coast Builders Association in Boynton Beach, Florida.

This class is unusual in that it completes the requirements or satisfies electives for 6 of the NAHB/University of Housing designations.

As a result of today's class, people completed the CAPS (Certified Aging in Place) designation and the CGP (Certified Green Professional) designation.

The course is one of three required for the CAPS, one of two for the CGP, and an elective for the CGA, CGB, CGR, and MCSP designation programs.

The next time I'm offering this BMBP course is at the same location on Wednesday, May 26, with the CAPS I class on Monday, May 24 and CAPS II on Tuesday May 25.

How Is That Spelled?

The most important thing that any of us owns is our name.

Whenever we greet our customers for the first time, we must learn their names and how to pronounce and spell them correctly. This is the mark of a professional salesperson and communicator.

In my podcast message today. "How Is That Spelled?" I offer some tips for making a good first and lasting impression on people we meet.

People love to hear their own name – and they love to hear it pronounced correctly. It’s their identity. We have to respect it and get it right.

Profitability Begins With Us

In today's economic climate, people are concerned about spending, income, inflation, and other factor that will impact their ability to maintain some standard of living.

Let's talk about profitability from a business standpoint. We can all take that home with us and apply it there as well.

There are two ways to become more profitable - reduce spending and increase revenues. Too bad our government hasn't acted on this premise.

When we cut spending, it doesn't have to be for essentials, but there are many things we do that are in the discretionary category. Even there, we can retain some and eliminate others. We can negotiate for better prices and rates from vendors and suppliers.Think of it as going on a fiscal diet.

As for revenue. That centers on just one thing. Sales. We might have royalties and other incidental income, but primarily its from sales.

Timing Is Important

Timing is important in the sales process in two forms - as it relates to our agenda as salespeople and for our customers as far a making a decision and allowing us to maintain contact with them.

Our timing involves scheduling and getting things done, while the timing of our customers revolves around making a decision and allowing us to schedule the next contact to keep the process moving along.

Both are important to consider and remember.

In my podcast message today, "Timing Is Important," I emphasize the importance of both aspects of timing.

A Little Rain Is Good

The past couple of days it has rained almost continuously. A little rain is good. A lot of rain means we have to adapt.

In life, it's that way, too. We need rain. It replenishes. It nourishes. Too much and it floods.

A light rain enriches. A heavy one causes delays, interferes with activity, and sometimes causes flooding, power outages, and roof leaks.

I think it Ben Franklin who believed so much in moderation.

Determination Will Only Get You So Far

Determination and desire are great characteristics to have and fantastic motivators. They direct action and help us to persist and persevere.

However, without a certain skill set, determination will not get it done.

Try as hard as I want - with an all-out effort and complete determination, I doubt I could run a marathon - certainly not in a respectable time anyway. Conditioning would help a little, but not enough.

We can be determined to sell the next person we meet, but if there is no desire or interest on their part, that determination won't result in a sale.

In short, use determination when we have a clear idea of our goal and a reasonable chance of getting their. It will keep us from quitting before we reach the finish.

A Fresh Coast Of Paint

Springtime means freshness. It's when we do "spring cleaning." It's time for new attitudes and fresh beginnings.

Often, new coats of paint are applied in the spring to physically complete the transformation from the winter or seasons past and the new beginning of spring.

Similarly, we can add a fresh coat of paint to our attitude and enthusiasm to give us a boost – a fresh, regenerative outlook on life and approach to our businesses.

In my podcast message today, "A Fresh Coat Of Paint," I suggest we can add a fresh look to our business, approach, or attitude with a "coat of paint."

Good Doesn't Just Happen

To be a good salesperson, a good parent, a good listener, a good friend, a good coach, or a good anything, it takes work. Can't go to the store or find a site online and order a dose of goodness.

To be good - as in the accomplished sense, not just nice - it takes effort, commitment, and dedication.

It will not happen by itself, and it will not happen overnight. You have to pay your dues to become good at anything.

A Spring In Your Step

Springtime is the time for freshness, vitality, excitement, enthusiasm, and action. The sleepiness of wintertime is behind us. Now is an opportunity for rebirth and renewal. Anything that may have been holding us back is past also. Let people see and experience our great, happy attitudes. No more excuses.

Let's embrace the springtime and let it be part of our being. Let it show. Let others get excited just by looking at and listening to us. Having a “spring” in our step is a paradigm. It's not just for the months between winter and summer.

In my podcast message today, "A Spring In Your Step" I talk about how we can positively impact the lives of those around us just with our enthusiasm and attitude.

Finishing A Book Feels Great

Today, I sent my third book to the publisher. It feels great to know that it's out of my hands. Can't make any more changes without a lot of cost and time delays. Time to let go and await the finished product.

It's a little like the existing home sale we make after the agreement has been signed and approved - or the new construction sale after the home has been designed and the permits pulled.. We our our customers may think of something we wanted to have done slightly differently, but we live with it and move on. Change orders can be done, for a fee. We can have the closing documents redone. We can second guess ourselves. However, delays cost both time and money.

Sometimes after the all-out effort to get something to point of completion - a book, a sale, a closing - it's time to let go and let it run its course.

By the way, this book is called "Operation Discovery - Who, What. When Where, & More In New Home Sales." Watch for it in a couple of weeks.

Do Your Research

Research is the backbone of being and remaining competitive. You've got to know what's going on in your marketplace and who else is trying to win your potential customers.

Conducting the actual research is so much easier to do today than even a few years ago. We have technology to help us.

Start with the internet and websites. Do Google and Yahoo searches. Visit social media sites.

See something you like in the marketplace - take a digital photo of it with your camera or phone. Make notes on your digital voice recorder.

So important and so much easier to do today.

Play Ball!

To commemorate the start of the 2010 Major League Baseball (MLB) regular season and our springtime selling season, I challenge all of us to compete to win this year to come out at the top of the standings at the end of the year. Let's compete for a top place in our individual markets. Let's maintain our stamina and focus.

Time For Action

With Easter now here, the last piece of procrastination has disappeared.

Over the wintertime it was convenient to wait until nicer weather. Then we'd feel more like doing something after the time changed. Then, once spring arrived, we'd be ready. Then, we'd wait for Easter to be here.

Look at the calendar. There is nothing to hold us back. Time for action.

Anticipating Greatness

What does it take to achieve greatness? A utilization of our talents - whatever they are - to achieve a measure of success beyond what might seem capable. It's using the skills and strengths we have to their full advantage to produce an excellence in performance and results. We may need to work harder than others but we come through.

Success is a journey, and in pursuing that success, our own greatness is achieved.

We use our journey through life to develop our skills in a way that is unique to us so that we may achieve a greatness that is based on our accomplishments and not what is given to us.

In my podcast message today, "Anticipating Greatness," I challenge us all to use our talents and energies in a way that will allow great performances.
