"What Is Wrong With .Com?"


What is wrong with a .com domain - or a .net or .org? Actually, nothing.

Operating under a mistaken and misguided assumption that the "good" .com addresses were taken, they created .biz, .info, .tv and others.

For schools there is a .edu, but now there is also a ".education" - why?

This is getting silly. Soon we'll have to know how to spell all of the extensions as well as the actual domain names. Rather than making things easier, this is a big step backward.

If you are creative enough with spelling and punctuation, there are plenty of .com (and even .net) names to go around.

"Anticipating A Question"


Ever notice how we sometimes communicate with friends by answering questions that weren't even asked - like we anticipated the question or just thought they'd like the answer?

Someone calls, and your greet them with a "hi" and they respond as if you asked them how they are. It works both ways. We do it, too.

It may be a little awkward initially, but the messages get conveyed, and we go right on with our conversation.

Even people we don't very well, or ones we are just speaking with for the first time, can do this with us - and us with them. Sometimes we get distracted and answer a question ahead of when it might have been asked - or we sidestep a question we easily could have answered to give a response to something else.

Sometimes we anticipate by sharing a recent experience, health update, or something similar that we feel the person we are talking with is going to ask about - we just give the information without the necessity of a question.

The point is that no matter how much we practice, rehearse, or script a conversation, they can take off on their own in a different direction.

"Ramps May Not Be Such A Simple Issue"


If one of your buyers or clients wants to have a ramp installed for a member of their household or a friend or relative that visits frequently, do you know how to advise them? As a real estate sales agent, a new home salesperson, or an aging-in-place specialist do you know what you would say?

Is it considered a permanent structure by your local jurisdiction or a temporary one? Have you checked? Does it require any special materials or considerations?

Does it need to comply with ADA guideline?

Does the HOA or condo association have a say in the matter?

Find out now so you'll be ready when the question arises, and you can be a real help to your client.

"Change The Spelling Of Your Name - Add 'CSP'"


Anyone in new home sales - and real estate professionals who want to understand the new home sales and construction process or who might want to represent a builder sometime - should schedule three days to take the Certified New Home Sales Professional ("CSP") designation and certification program offered by NAHB and conducted by me several times a year.

It is available online, but you miss so much class interaction, interchange of ideas, in-depth discussions, and personal experiences and examples that way. Real-time classes afford so much more than just the actual textbook material.

Springtime is here, followed by summer. People are going to be out and about - looking at new homes to see what they can find that might meet their needs. Some are going to very serious, and others can buy if presented a good opportunity.

Learn the skills you need to succeed at new home sales, and add the three letter "CSP" professional designation after your name.

"Universal Design Facilitates Aging-In-Place"


Universal Design is a great concept that I heartily encourage. In fact I have written 4 books and 4 eBooks about this subject, and we just finished the two-day course on Universal Design/Build.

Universal Design as a concept incorporates easily accessible elements in a home for any occupant of that home regarless of their age, ability, or size. It is not, strictly speaking, Aging-in-Place although Universal design is a great beginning point for that, and it facilitates it quite well.

Aging-in-Place as a concept addresses more specific issues dealing with mobility, sensory, and cognitive concerns that are a part of getting older. However, Universal Design accommodates much of what someone normally aging will appreciate - as well as what younger people in the home and guests can enjoy also.

Universal Design Class Stresses Function

Today, I taught the first of a two-day class in "Universal Design/Build." It offers practical, in-depth considerations for what you need to take into account as you design a home - yours or one for a client - to be the most accessible possible. There are elements of aging-in-place that are included in the course, but true to universal design concepts, the idea is ease of use for any person regardless of their age, physical size, or ability.

A more detailed explanation of concepts expressed in this course can be found in my books on universal design, such as "Common Sense Universal Design" (available in print or as a Kindle eBook).

"March Is A Great Month For CSP"


As March gets underway, it's time to look forward to seeing people coming into our new home sales centers and getting excited about shopping for their new home. As the weather warms (if only just a little) and as the time changes a week from today, looking for a new home will become serious business for many.

Are we up to the challenge? That's the real issue.

With the interest in selecting a new home now becoming more active, we need to make sure we have the necessary skills and techniques to help people when they visit our sales and model centers.

Regardless of how people find us - online, driving by, or traditional advertising - we need to make sure that we are ready to welcome them, put them at ease,  find out about their needs, help them identify a floor plan that will meets their needs and budget, and show them how they can own the new home they have selected.

For anyone not quite sure of the new home sales process or thinking now might be a good time for a refresher (not unlike major league ballplayers who are attending spring training camps right now), this might be the ideal time to take the three-day "Certified New Home Sales Professional" ("CSP") designation program that the NAHB offers.

It covers the details of building a new home, the various facets of constructing your sales presentation, and many helpful concepts for being an effective new home salesperson.
